San Martino
San Martino is a tiny hamlet. Our property is at the lower side facing the hills and the lovely Niccone valley. It is easily reached by a tarmac country road.
The views of the valley and the Tuscany hills towards Cortona are quite splendid and the setting is quiet and undisturbed.
The former farmhouse has been lovingly converted into three spacious, self contained parts.
Because of the sloping hillside site, each has ground level access.
A former barn has more recently been made into two spacious apartments with a large shared loggia or terrace.
Marilena is the highest part and has two floor levels (there is a flight of five steps to the entrance).
From the entrance there is a large farmhouse room with a modern kitchen including dishwasher, dining area and sitting room with fireplace and satellite TV.
Upstairs is a modern bathroom,
a double bedroom and bedroom with two or three single beds.
The French windows from the double bedroom open on to a balcony with views of the garden and space for four or five to dine.
Gioia
is on one level with a new fitted kitchen/dining room and
separate sitting room but otherwise as above.
There is a large balcony off the kitchen with views of the
valley, hills and castle. The bathroom, newly refurbished, has a
small bath with shower attachment, WC and basin.
Elsa
is entirely at ground level with a similar set up to the above but
with a sitting room separated from the kitchen and
dining room; a very cosy apartment.
Il Sole and La Luna are in a separate building (former barn) looking down on the garden. They are bigger than the other three though with the same two bedroom, bathroom, living room arrangement.There is a double sofabed in each living room. An interconnecting door can be used to make one very large apartment sleeping eight.
They are very spacious and share a loggia (veranda) which has a commanding view..
The apartments have a separate laundry room. They are all tastefully furnished and well provided with equipment.
The large pool is set into a lawned area which merges into olive grove and more grassy areas. The property also has a field suitable for ball games.
Near the house is a shaded barbecue/outside cooking area.By the pool is a big thatched gazebo with large round seating. There is also a separate outdoor area with gazebo next to La Luna and Il Sole
From everywhere in the grounds, the views of the hilly countryside and valley farmland are uninterrupted with a ruined castle in the distance.
It's just a short drive to two villages which have a renowned trattoria, a pizzeria, banks, post offices, supermarkets, filling stations and garage.
